Simple Question to ask your  Builder.

1.  Are you licensed?  if so how long?  This will give you a starting point to look up the builder at  the state level.

2.  Have you been certified in the Lead Safety for renovation Repair and Painting?  This is very important to the health and well being of your family including the pets!

3.  Is the person doing the bidding the builder or a salesman?  Is the salesman commissioned?  Integrity is very hard to find when you need a $500 paint job and the salesman tells you $5000

4. Has the builder always worked under the same name?  If the builder has changed names several times the CAUTION LIGHTS ARE FLASHING.  The builder most likely has been involved in building issues

5.  Are permits being obtained for the work?  If permits are required then obtain them.  Do not listen to anything else.  The city has trained inspectors that look out for your best interest.  There is no savings by not pulling a permit.

6.  Are the Sub-contractors licensed?  Again very important.  The builder should only use sub-contractors that have a license in the state that you are working in.

7.  Do you have insurance?  Do not take yes for the answer.  Ask for a copy of insurance and the insurance of all the sub-contractors.

8. When is payment due?  Usually 30% down, 30% at material drop off and 40% upon final inspection by your cities building department.

9.  Estimated start and finish time.  Remember that there are several factors that can delay your project: weather, supplies, building departments and every other thing under the sun.  The start and finish times are a gauge to help you prepare for whats to come.

10.  Do you have testimonies?  Everyone has a client that says the builder is the best in the world.  Look online, call building departments, call their past clients and look them up in the state license department.  Being diligent it will help your project be successful.
